Tell me about it, John, but that's a comper's lot. And Graham – you can scrape up enough bluffing knowledge to enter a comp in 10 minutes' googling.

Thanks for the encouragement! Yes - I did that with the Speccie 'read all about it' and the NS 'GM Hopkins' comps. Both times, it worked
